PPD Painting was selected by Prologis, a trusted partner and frequent client, to handle the interior and exterior painting of a large, vacant warehouse, including the office spaces within the building. The project spanned over 150,000 square feet and required advanced painting techniques to deliver durable, high-quality results. Given our established relationship with Prologis, they knew they could count on us to meet their exacting standards and tight timelines.
This warehouse project was unique in that the building was vacant, providing unobstructed access to the entire space, which facilitated a seamless and efficient painting process. The scope of work included extensive preparation, priming, and painting, ensuring long-term durability and an aesthetically pleasing finish.
The interior phase of the project involved several key steps to prepare and paint the warehouse space:
Surface Protection: Adjacent surfaces, such as floors and sensitive components like sprinkler heads and fire alarm wiring, were carefully masked and protected to prevent any overspray or potential damage during the painting process.
Priming & Painting: The warehouse corrugated ceiling was spot-primed with Sherwin Williams Kem Bond Rust Inhibitor to address any rust and top coated with Sherwin Williams Acrylic Dryfall, a high-performance product ideal for large industrial spaces. The warehouse walls were primed with Sherwin Williams ProBlock Stain Blocking Primer and finished with Sherwin Williams ProMar 400, a durable and smooth finish.
Columns, man doors, bollards, and other metal features were painted with Sherwin Williams Multi-Surface Acrylic to ensure lasting protection and a clean look.
For the exterior of the building, the focus was on thorough preparation and high-quality painting to ensure long-term durability and protection.
Power Washing: The exterior was power washed to remove dirt, grime, and any loose or failing paint, preparing the surface for new coatings.
Recaulking Exterior Joints: To ensure the long-term durability of the paint and prevent water infiltration, we recaulked the exterior joints around the building. This process sealed gaps in the structure and enhanced the building's weather resistance, providing extra protection against the elements.
Surface Prep & Painting: Loose or peeling paint was scraped off, rusted surfaces were ground down, and areas that required additional priming were treated with rust-blocking primer. Two coats of Sherwin Williams premium paint were applied to all building elevations, roof flashing, and metal elements like fire hydrants, pipe bollards, dock levelers, and overhead doors. This ensured a fresh, uniform look and enhanced protection against the elements.
The project was completed on schedule and to Prologis’ high standards, delivering a durable, aesthetically pleasing result for both the warehouse and the office spaces. The interior warehouse now boasts a clean, industrial finish, while the office areas have been transformed with a professional, polished appearance. The exterior of the building is fully protected against the elements, with a fresh, uniform look that enhances the property’s curb appeal.
A key challenge of this project was the large scale and height of the warehouse, which required effective access to expansive vertical surfaces. Inside, we used scissor lifts to safely reach the high ceilings and walls, ensuring that we could cover large areas efficiently and with precision. For the exterior, boom lifts allowed us to access the building’s upper walls and other hard-to-reach spots, making it possible to work safely and apply paint evenly at height. Additionally, the project required extensive surface preparation, including removing peeling paint, addressing rust, and applying the right primers. Despite these challenges, we completed the project on schedule, delivering the quality and durability Prologis relies on for their properties.
